5-star hotels in central Tbilisi — facades and views
In short: central Tbilisi has six strong 5★ hotels. For design — Stamba Hotel, for views and a pool — Radisson Blu Iveria, for classic style and height — The Biltmore and Tbilisi Marriott on Rustaveli Avenue, for a view of the Old Town — Sheraton Metechi Palace. 2026 prices are roughly from $150 in the off-season to $300-450 in high season.

This is a focused review of the premium segment only. If you are still choosing an area and comparing all types of accommodation — from hostels to apartments — start with our big guide Tbilisi hotels: where to stay and which area. Here we look specifically at 5-star hotels in the centre: how they differ, who each one suits and what they really cost in 2026.

I regularly meet guests at these hotels, pick them up for tours and hear their feedback after check-in. So below is not a rewritten booking site but a practical view: where it is quiet, where the best view is, where it is easiest to get into the car and what you can actually reach on foot.

Where exactly is the “centre”: 3 areas for a 5★ hotel

For a visitor, “central Tbilisi” means three neighbouring areas, and almost all five-star hotels are in them. Your choice of area determines what you see from the window and how far you walk to the Old Town.

Rustaveli Avenue and Freedom Square

The city's grand axis: theatres, museums, boutiques, parliament. Here you will find The Biltmore, Tbilisi Marriott, Paragraph Freedom Square and Radisson Blu Iveria. The Old Town is a 10-15 minute walk, the sulphur baths 20 minutes. The best choice if it is your first time in Tbilisi and you want everything within walking distance.

Vera district

Slightly up the hill and west of Rustaveli — a quiet bohemian quarter with coffee shops and plane trees. Here are Stamba Hotel and the neighbouring Rooms Hotel. More atmosphere, fewer tourist crowds, 10 minutes to the centre on foot or 5 by car.

Avlabari (across the river)

The left bank of the Kura, an area with views of the Old Town and Sameba Cathedral. Here is the Sheraton Grand Metechi Palace — the only 5★ with a truly postcard panorama of old Tbilisi from its windows. To the centre — over the bridge and a 15-minute walk.

If your goal is to walk around the Old Town without depending on taxis, choose Rustaveli/Freedom Square. If quiet and a view matter more — Vera or Avlabari.

Stamba Hotel — design and atmosphere

Tbilisi's most recognisable design hotel. It occupies a Soviet printing house in the Vera district: concrete, leather, brass, living plants under the glass roof of the atrium. The pool is right in the inner courtyard among the greenery. On the ground floor are the Stamba restaurant and bakery, which non-guests visit too.

Who it suits: those who come for atmosphere and photos, not just for “stars”. This is a place where the interior is part of the experience. More about the hotel itself and how to get into its bar and pool without staying — in a separate guide Stamba Hotel Tbilisi.

Radisson Blu Iveria — views and a pool

A glass tower on Rose Revolution Square, where Rustaveli meets the Vera district. The main reason to choose it is the views: from the upper floors you can see the Old Town, Mtatsminda and the river. There is a spa and an indoor pool, a lobby bar with a panorama and high-level restaurants.

Who it suits: those for whom the view from the window and the facilities (pool, spa, business area) matter. The location is literally a 10-minute walk from parliament and the Old Town.

The Biltmore Tbilisi — height and classic style

One of the tallest hotels in the city, right on Rustaveli Avenue, in a historic building with a modern tower. Classic five-star service, restaurants, a top-floor bar with city views. The upper-floor windows offer a panorama of the centre.

Who it suits: those who want classic luxury in the very heart of the city, with theatres, museums and restaurants right outside the hotel door.

Tbilisi Marriott — Rustaveli Avenue

A historic building right on Rustaveli, next to The Biltmore (they share a history — both belong to the complex on the avenue). A classic Marriott: predictable service, comfortable rooms, as central as it gets. From here you can walk to the whole tourist centre.

Who it suits: those who trust an international brand and want the most central location with no surprises.

Paragraph Freedom Square — by Freedom Square

A Marriott Luxury Collection hotel on Freedom Square — right on the edge of the Old Town. Modern interiors, a spa, restaurants. From the hotel you are in the historic lanes of old Tbilisi within 5 minutes.

Who it suits: those who want luxury and to step straight out into the Old Town, without a long walk.

Sheraton Metechi Palace — view of the Old Town

A large hotel in Avlabari, on the left bank of the Kura. Its trump card is the panorama: many rooms look out over the Old Town, Narikala Fortress and Sameba Cathedral. Large grounds, a pool, several restaurants.

Who it suits: those for whom a view of old Tbilisi from the window matters more than being a minute from Rustaveli Avenue. To the centre — over the bridge and a 15-minute walk, or 5 minutes by car.

★★★★★
We chose the Radisson for the view — and it paid off. The Old Town spread out before us, a pool on our floor, ten minutes to Rustaveli. Timur met us right at the hotel and took us to Kazbegi — a perfect start to the trip. (translated from Russian)

2026 prices and when to book

Tbilisi is a strongly seasonal destination, and 5★ hotel prices reflect this.

  • Off-season (November-March): the lowest prices, roughly from $150-200 for a standard room. The city is calmer, with no queues.
  • High season (May-October): $250-450 and more, especially for rooms with a view and suites. May and September-October are peak demand.
  • Holidays (New Year, early May): the most expensive; book 2-3 months ahead.

Where to look and book: Booking.com or the hotel's own website (sometimes the price there is lower and free cancellation is available). Compare dates: moving check-in by a couple of days often changes the price by 20-30%.

Tip: book a room with free cancellation 1-2 months before your trip and check the price again closer to the dates — if it has dropped, rebook. On luxury rooms this saves a noticeable amount.

Transfer and what is nearby

All six hotels are 20-25 minutes from Tbilisi airport. I arrange transfers with a meet-and-greet at the exit and help plan your trip: from check-in to tours around Georgia. It is convenient when a car is already waiting for you after the flight, and a ready-made route the next day.

Within walking distance of the central hotels: Rustaveli Avenue with its museums and theatres, Freedom Square, the Old Town with the sulphur baths, the cable car to Narikala. More on how to plan your days in the guide Tbilisi in 3 days, and how to choose an area that suits you in the article Tbilisi neighbourhoods: where to stay.
